Real estate transactions reporting is subject to various levels of accuracy, confidentiality and disclosure levels, depending on local market practice and the level of confidentiality relating to any transaction. At i-comparables we have devised a colour code to give clients an understanding of the level of confidence we place on each sales transaction value and yield reported on the website.

All i-comparables Partners and Researchers are required to grade confidence in reported sales transactional values according to the following “traffic light” code:

  • Unconfirmed rumor
  • Press article or a single market source not involved in the transaction
  • Transaction confirmed by trusted market source(s) involved in the transaction

The level of confidence for any transaction reported on the website is subject to change as more information comes to light. A transaction price might therefore be classified initially as red and later changed to yellow or green.

The i-comparables compromise does not stop at providing colour confidence ratings and part of our mission includes the promise in each market where we operate:

  • to undertake research of real estate market sales transactions using all methods at our disposal on each normal business day;
  • to investigate all possible sources of information relating to any transaction of which we become aware;
  • to report all sales transactions of which we become aware unless to do so might prejudice i-comparables ability to obtain information in the market in the future or might seriously prejudice the position of any person or organisation which has provided information about a transaction;
  • to report the facts as accurately and objectively as possible;
  • to be available and provide the means for market sources to provide transactional information as easily as possible and not to charge for receiving or publishing such information;
  • remain independent and not to favour any client, person, company or organisation through biased reporting of the facts;
  • to include the fullest information about sales transactions on the web page as possible taking into account the practical limitations for the storage and display of information.
